In our experience, most custom builders give you a really solid plan (not to mention the fact that they make sure you get a really solid price) and then just ignore you for the next three to five years. We’re not saying that they’re bad builders, but we’re saying that they are generally not very good at following through with their plans.
Sure, if you’re going for the cheapest price and the cheapest builder, you might want to consider the possibility that you might be wasting your money and/or your time by not following through on your plans. But that’s not to say you should never follow through on your plans. Even if you’re doing everything we suggest, you still might not get the house you want. But in general, with a little effort, you can achieve a lot in your new home building.
In other words, build it yourself. You don’t have to be a pro to do it right.
As people who build homes, you’ve probably heard us say, “I’d build my house myself, but the landlord would never let me.” While that statement is true, it doesnt mean you can’t go to a DIY builder or two. In fact, there are a number of ways to go about it.
One way to make sure you get the right builder is to ask him or her for a free estimate before starting construction. You dont have to do this, but it can be a good way to speed up the process and save a little money. Or you can get a home inspection before starting a lot of the work. Not to mention, a home inspection can tell you if there are any hidden defects or things that might have been missed.
I was thinking about this last night, and the idea that all builders are bad would be a bit ironic, but I suppose that the truth is that most of the time you’re dealing with the best of the best, so you don’t have to worry about them. Even if you’re dealing with people who are just trying to make a buck on the side, it still pays to go by the book and ask for a free estimate.
In the same way that not all builders are bad, not all home inspectors are bad, and not all builders are bad, not all home inspectors are bad. This isn’t to say that all inspectors are perfect, or that all home inspectors are bad. But in general, I feel that home inspectors should be doing their job, and that home builders should be doing their job. (I think that in this case the two things are almost equally bad.
The good news is that I’ve been in the home building business for a long while and I’ve got my own way of doing it, so I’m not going to go into a whole lot of detail here. But the part that I can’t stand is the part about the money.
The fact is that the majority of home inspector’s jobs don’t involve the money. They do their job and go home, happy. I have done a lot of house inspections over the years and I have never seen anyone with a job that involved the money. The difference is that home builders pay for home inspectors to do the job, while home inspectors work for them.
